What is house washing and how is it different to pressure washing?

House washing Newcastle owners book is a soft wash method. Instead of blasting the wall, we apply a mild cleaning solution at low pressure, let it work for a short time, then rinse it off gently. The solution breaks down the mould, algae and grime. The water just carries it away.

That matters because most house walls are not built for high pressure. Paint can lift, render can chip and water can be forced behind cladding. Soft washing avoids those problems and often leaves the wall cleaner than pressure alone would.

We still use pressure where it is the right tool, such as on a concrete plinth, a paved path or a garage door apron. The point is to choose, wall by wall, rather than to treat the whole house the same way. If you need more than the walls done, our driveway pressure washing and roof cleaning pages cover those jobs.

Which Newcastle homes and wall types can be washed?

Newcastle has a wide mix of homes, and each needs a slightly different approach.

  • Weatherboard and timber cladding. Common in the inner suburbs. Washed with low pressure so water is not pushed into the joins.
  • Brick and brick veneer. Handles more pressure but older mortar can crumble, so we check the joints first.
  • Render and painted masonry. Soft washed to protect the paint and avoid streaking.
  • Colorbond and aluminium cladding. Washed gently with a mild solution to protect the finish.
  • Sandstone. Soft stone, so we use very low pressure and test first.

A note on older fibro

Some fibro cement sheeting from before the late 1980s contains asbestos. It should not be high pressure washed. If your home has old fibro, tell us before we start and we will talk through the safe options. You may need an assessment first.

What marks and problems does house washing fix?

Newcastle homes collect a specific mix of dirt. Salt spray settles on walls that face the ocean or the harbour. Humid summers and damp autumns grow green and black mould on south-facing walls, under eaves and behind downpipes. Brake dust and road grime build up along streets with heavy traffic. Spider webs, mud from mud wasps and bird droppings collect under the roof line.

Washing lifts all of that, brightens the paint and makes walls easier to inspect. It also helps before painting, because paint sticks poorly to dirty or mouldy surfaces. If paint is already flaking or peeling, washing will not repair it, and we will tell you so before you spend money.

Windows, flyscreens, gutters and fascias get a rinse as part of the wall clean where they are affected, though dedicated window cleaning is a separate trade.

We quote in writing after hearing about the home. The factors are plain.

  • Single or double storey, and how much wall there is.
  • Wall material and the condition of the paint.
  • How heavy the mould and salt build-up is.
  • Access around the house, such as steep ground, tight side passages and garden beds.
  • Whether you also want the roof, driveway or fences done on the same visit.

A single-storey home is often a half day to a full day, and larger or double storey homes take longer. We will give you a realistic window when we quote. Bundling the walls with other exterior work can save a second setup.

What should you do before the crew arrives?

Close all windows and doors and latch flyscreens. Move cars, outdoor furniture and pot plants away from the walls. Make sure we can reach an outdoor tap. Let us know about pets, loose gutters, cracked render or leaking joins so we can avoid forcing water into them.

We cover or rinse nearby plants before and after the solution is applied, and we take care around power points and meter boxes. After the clean we rinse the surrounding paths and walk through the result with you.

Once the walls look better, most owners notice the roof, deck or fences next. Our deck and fence washing page explains that work, and the home page lists everything we do. Call (02) 5550 8114 when you are ready for a quote.

Questions about pressure washing in Newcastle

Is soft washing safe for painted weatherboard?

Yes, when it is done at low pressure with a suitable solution. The method is designed to protect paint and to keep water out of the joins. If paint is already flaking, it may lift further, so we check the condition first and tell you what to expect.

How often should I wash my house in Newcastle?

Many owners go every one to two years. Homes near the beach or harbour, and walls that stay shaded and damp, may need it more often. A clean wall also takes longer to regrow mould, so regular washing keeps each job easier.

Will house washing damage my render or brick?

Not when the pressure is kept low and the method suits the surface. We check for cracks, loose render and crumbling mortar first. Weak areas can be damaged by any pressure, so we flag them and avoid forcing water into them.

Can you wash a house with old fibro sheeting?

Some old fibro contains asbestos, which should not be high pressure washed or scrubbed. Please tell us if your home is older. We will talk through whether washing is suitable or whether an assessment should come first. Safety comes first, so we would rather say no than put anyone at risk.

Do I need to repaint after washing?

Not necessarily. Washing often brings paint back to a clean look. If the paint is chalky, flaking or faded, washing will show the real condition, and repainting may be worth planning. Washing before painting is a good idea either way.
